Exeter 1031 Exchange Launches Cost Segregation Anaylsis Service

Cost Segregation Study Expands Exeter's Tax-Deferral Solutions

July 14, 2008--San Diego, California--Exeter 1031 Exchange Services, LLC announced today that it will provide cost segregation analysis as a value added service to investors in conjunction with commercial real estate 1031 exchanges

"Our goal is to help commercial real estate investors utilize two of the most valuable tax-deferral techniques available for today (1031 exchange and cost segregation).   Both cost segregation and 1031 exchange tax-deferral strategies can be used on the same property in order to obtain the maximum tax deferral benefits possible," said William L. Exeter, President and Chief Executive Officer, Exeter 1031 Exchange Services, LLC.

Cost Segregation Tax Saving Benefit Estimate

We now offer a free estimated tax saving benefit analysis on any commercial real estate for which a client may be considering identifying as part of their 1031 exchange transaction. This free analysis can assist in evaluating the potential increase in cash flow resulting from additional (accelerated) depreciation tax deductions on a potential commercial real estate acquisition.

These estimates show investors how much potential tax savings can be realized immediately as well as over the next three (3) years for each of their top three (3) replacement properties being considered.  The difference in tax savings from one property to another can be material enough to influence a purchase decision or be used as leverage during in negotiations.

Cost Segregation Study

Clients can request an advanced cost segregation study (fee involved) after acquiring their commercial real estate and completing their 1031 exchange transaction. The formal written cost segregation study or analysis identifies, segregates and reclassifies property costs currently being depreciated over the typical 39 or 27.5 year depreciation periods to shorter depreciable periods of 15, 7 or 5 years.
